DSCR Financing

Investment-property financing where qualification may rely significantly on the property's cash flow rather than the borrower's personal income.

What DSCR means

DSCR — the debt-service coverage ratio — measures whether a property's net operating income (NOI) covers its debt obligations. A DSCR above 1.0x means the property generates more income than its debt payments require. DSCR lenders focus on that ratio as a primary qualification metric.

Who it's built for

  • Real estate investors with rental portfolios
  • Investors whose personal income is complex or hard to document traditionally
  • Buy-and-hold investors acquiring 1–4 unit investment properties
  • Investors scaling a portfolio who want property-level qualification

What providers may consider

  • Property rent roll and gross rental income
  • Operating expenses and NOI
  • DSCR threshold (often 1.0x–1.25x+)
  • Property type and condition
  • Borrower credit and reserves
